How Monk & Bear Works: Change Rental Home Without a Broker
Just 3 Steps. No Pressure. Only Verified Rentees Like You.
Ever felt stuck while finding new rental house?
Maybe you found a great flat, but the broker’s fee made it unaffordable. Or your landlord suddenly asked you to vacate and you rushed to find the next place. Or maybe, you just kept postponing the idea of shifting because finding a house felt like too much work and costly affair.
Monk & Bear fixes that.
It’s a new model where tenants — like you — list their current
rental house on the portal and find next one from houses listed by
fellow rentees smoothly, without any broker in between.
Here’s how it works, in just 3 clear steps -
- List your current rental house in < 2 min and choose between Visiting-On or Visiting-Off.
- Explore and visit homes listed by rentees and owners — no brokers involved.
- Book your next home — Monk & Bear negotiates for you, and you only pay after booking.
Monk & Bear is available in all major Indian cities — including Mumbai, Pune, Bengaluru, Hyderabad, Delhi, Chennai, Kolkata, Gurgaon, and more.

Step 1: Join Fellow Rentees & List Your Current House
Maybe your lease is ending. Maybe your landlord gave you notice. Maybe you’re just thinking of moving.
Whatever your reason, just list your current rental flat on Monk & Bear in under 2 minutes. No complex forms. No calls. No commitment to move immediately.
Then, choose between:
- Visiting-On – Ready to start visiting flats? Great, you’ll be able to explore homes listed by other rentees and owners.
- Visiting-Off – Not ready for visits? That’s okay. You can still browse houses quietly, without exposing your own address or starting visits.
What if my landlord doesn’t know I’m planning to move?
Totally okay — that’s exactly why Visiting-Off exists. You can
quietly browse houses listed by fellow rentees without revealing
your own address or telling your landlord anything yet.
Not sure if you’ll even move? No problem — just explore. Once you decide to move (or decide to seriously start the search), you can inform your landlord and switch to Visiting-On. Some people even find and book a new rental home first, then give notice. Yes — that’s allowed too.
Step 2: Visit Flats the Easy, No-Broker Way
As a rentee, you can now visit homes listed directly by other rentees — people just like you, who are planning to move out.
Here’s how visiting works:
- Search & Shortlist: Start browsing. Filter by area, size, rent. See photos and video tours.
- Get visit-time and address: Provide your ID details to unlock visit info. No calls needed.
- Visit: Show up during your fixed 10-minute slot. That’s it.
🤝 In return, you offer a 10-minute weekly visit slot for your listed flat to allow fellow rentees to visit. It’s fair. And it works.
Quick Rules:
- No phone calls or chats between rentees
- All rentees are verified — ID proof is mandatory
- Your visit-time is flexible — you can update your 10 minute visit slots anytime
- You visit only if you’re on Visiting-On
Step 3: Let Us Negotiate. You Grab the Deal.
Found the flat you love? You don’t need to speak with the landlord directly. Just hit Negotiate — and Monk & Bear takes over.
- We negotiate rent & deposit on your behalf — no awkward discussions
- If all works out, you get the deal on your terms
- We follow first come first serve rule. Whoever requests negotiation first gets higher priority
You only pay a small service fee of ₹2499 + GST after your booking is confirmed. No deal? No charges. Zero risk.
📝 Need help with the rental agreement? We’ve got you covered there too.
Why This Works for Real People Like You
- You don’t lose your current house just because you list
- You never get random calls or WhatsApps from strangers
- You get access to houses before brokers even hear about them

Make the Most of Your 10-Minute House Visit
At Monk & Bear, every house visit is time-bound, quiet, and efficient. You get a 10-minute time slot to visit the listed flat. There are no calls, no messages, and no direct conversations between rentees.
Here’s how to prepare and what to do:
Before You Leave Home -
- Carry a Valid ID Card: Showing ID is mandatory for entry. Only verified rentees can visit flats. Keep a physical or digital ID (like Aadhaar, PAN, company ID) ready.
- Checklist in Hand: Know exactly what to check — there’s no time to figure it out during the visit. Carry this guideline (on paper or phone)
- Decision Makers: If you are a couple, if both husband and wife are present while visit, you may not need to visit again
At the Visit -
- Respect the 10-Minute Window: Arrive on time. Late arrivals may not be entertained. No extensions are possible — this keeps the process fair for everyone.
- No Talking with the Current Rentee: The rentee whose flat you’re visiting will only open the door and allow entry. No questions, no back-and-forth. Your checklist does the talking.

Frequently Asked Questions - FAQs
Yes! Monk & Bear handles everything — from listing to visits
to negotiation. You don’t need to talk to rentees or owners
during the process. We ensure a silent, safe experience
end-to-end.
You speak with owners only for owner-listed houses. For
rentee-listed houses, you interact with the owner only at the
time of booking.
Not at all. You only pay our nominal service fee (₹2499 + GST) after you finalize and book a rental flat through Monk & Bear. No house, no charges.
No. If you choose Visiting-Off, your listing stays private — no address is shown and no visits happen. It’s designed for renters who are exploring quietly or aren’t ready to inform their landlord or not yet ready for visits.
That’s by design. Monk & Bear visits are meant to be silent and professional. You’re expected to check the flat independently using our checklist. This avoids awkwardness for both parties and ensures fairness.
