How can I make my house visits smooth, safe and hassle free?
Answer - A house visit is very important. It provides you with an opportunity to obtain more details of the house. This is the time when you will actually decide whether the house fulfils your requirements or not.Monk & Bear advises you to prepare in advance and to be able to take appropriate decision.
Dos for House Visits:
  • Quick - Try to complete your house tour in 2-3 min.
  • List of requirements - Its helpful to identify and keep a list of all your requirements in advance. Observe as much details as possible.
    • E.g. quality of furniture, beds, kitchen trolleys, bathrooms, vastu related requirements if any, water availability, internet availability, parking, quality of ventilation, security arrangements, neighborhood etc.
  • Address details - Refer to ‘Negotiate & Grab Deal’ tab to know the house address and location. We verify the address locations with the rentees or owners.
  • Follow appointment time - Visit the house only during specified appointment time.
    • This is the time indicated by the rentee (tenant) currently staying in the house as per his or her convenience.
    • Avoid visiting outside of this time as the rentees will not be available to assist you and this would cause them inconvenience.
  • Seek permission - When you visit, please show your Identify Card to the rentee of the house and tell that you are a fellow rentee from Monk & Bear. Seek rentee’s permission before entering the house. Courteous behavior is expected.
  • Decision makers - It’s helpful to take your family member along with you whose opinion is needed to make a decision on house booking.
  • Report any issues - Use ‘report issues’ flag and report any issues you may come across during the visit. Monk & Bear will take appropriate actions. You will find this flag on ‘Negotiate & Grab Deal’ tab after clicking on ‘View More’.
  • Covid-19 Precautions - Take covid-19 related precautions.
Don’ts for House Visits:
  • No inconvenience - Do not create inconvenience to your fellow rentees during the house visit.
  • Longer visits - Do not spend more time touring the house.
  • Avoid visiting outside of appointment time - Do not visit outside of the appointment time.
Answer - Monk & Bear follows first come first serve rule. As per the rule, whoever first requests Monk & Bear to negotiate with the house owner is given first priority over others.
  • After completing a house visit you will be in a position to decide on booking the house for rent.
  • Make your decision quickly and request Monk & Bear to negotiate with the owner. You can do so on ‘Negotiate & Grab Deal’ tab under ‘Home Booking Status’ for your selected house.
  • Monk & Bear will complete the negotiation in a day or two and inform you about the house availability.
  • When another rentee gets the deal due to his or her high priority as per the first come first serve rule, you will be notified that the house is no longer available for you and you can search for another house.
  • When rentees with high priorities than you as per this rule do not book the house, you will get a chance to book the house for you.
Answer - Generally a tenant has to give a notice of 1-2 months to the house owner before leaving the current rental house. A tenant also decides around 1-2 months before the end of current rental agreement whether to continue in the same house or find another one. Therefore, once you have made this decision or you are required to find a rental house in next 1-3 months, you will need to start house hunting. Therefore, Monk & Bear advises you to start exploring the portal from 1-2 months before the date when you want to book the rental house.
Answer - Monk & Bear understands that a rentee (tenant) would have to take some efforts in assisting fellow rentees in the house tour. Therefore, we have tried to make it simple for you. A rentee is expected to take out just 10 min of his time in a week on any day as per his convenience. You are expected to assist in providing a tour of your rental house only during this time. Nobody should be visiting your house outside of this time. We do not share mobile numbers between rentees. Therefore, you will not get any calls from the rentees. In return, you can expect similar assistance from other rentees when you visit their rental houses. We have visiting guidelines – Dos and Don’ts for House Visit, to make the visits smooth, safe and hassle free and rentees are expected to adhere to it.
Answer - You can change this at any point. After logging in, go to ‘Your Listing’ tab. You will see a section to edit your availability. You can use it to change your availability there. After changes are done, this new time will be shown to the fellow rentees.
Answer - You can delete your listing for the corresponding house and it will be no longer available for other rentees. You can do so on the ‘Your Listing’ tab.
Answer - Yes. House owners and flatmates will be willing to accept calls from you. However, connect with them as per their convenience.
Answer - You can visit as many houses as you can till you get a house as per your requirements. However, Monk & Bear advises you to visit only those houses which you think can suit your requirements. This will save your time and you can focus on the houses that suit your requirements. You can check house details, location, society, house pictures and video etc. to know if the house suits your requirements. You can request rentee to add property pictures or video if they are unavailable. Based on available information, try to figure out if the house could be as per your requirements. If yes, go ahead and visit the house. Follow visiting guidelines during the visits.
Answer - Prime aim of Monk & Bear is to serve the tenants and make it easy for them to find desired house on rent. We are determined to charge you a nominal fee only when we have helped you. Therefore, we do not have any subscription plan for rentees. When you have found a house on rent, at this point we will ask you to pay us a nominal fee of Rs 999/-.
Answer - When you have made a decision on finalizing a rental house, you can request Monk & Bear to negotiate with the property owner. You can also share your minimum and maximum rent amount preferences with Monk & Bear. You can do so on ‘Negotiate & Grab Deal’ tab under Home Booking Status section for the shortlisted house. You have to click on ‘View Details’ button and it will take you to the negotiation related screen. You can use this screen to request Monk & Bear to negotiate.

    • Register & list your current rental house in < 2 min
    • Ensure you are planning to vacate your current rental house in next 1-3 months
    • Get access to all the houses listed by fellow rentees (tenants) and owners
  2. Verification from Monk & Bear -
    • Monk & Bear verifies retees (tenants) & their listings
    • Brokers are kept out of the system
  3. Search for Desired House -
    • Search for desired houses
    • Check property details
    • See property pictures & videos
  4. Visit shortlisted houses -
    • Shortlist a house
    • Get house address, appointment time for visiting.
    • Visit the house following visiting guidelines
    • Take out just 10min in a week on any day to allow fellow tenants or rentees to visit your listed house.
  5. Request Negotiation & Grab the deal -
    • You find a desired house
    • Request Monk & Bear to negotiate with the owner
    • Monk & Bear negotiates and fixes the deal
    • Pay nominal fees to Monk & Bear
    • Submit documents & pay token amount to the owner
  6. Rent Agreement -
    • Submit documents and get rent agreement
