List ---- List the rental house you are planning to leave. If you are not yet sure about leaving your house or you would change it only if you get a house without brokerage, then do passive listing i.e. list without 10 min appt. time.

Search --- Search from the houses listed by all other rentees for next 1-3 months. Remember, among rentees looking to change house at the same time as you, some will start early and list, some will start a bit late and list. As soon as they list, you will acess those listings.

Visit --- Visit the houses you like. Obtain appointment time provided by rentees, house address and visit the house.

Negotiation --- If you like to book the house, Monk & bear will negotiate with the house owner.

Grab deal --- Grab the deal if negotiation works out. The house will be availble to you only if rentee of that house has found a house for himself/herself.
